RATES & RENTAL POLICIES

Rates: $95 per night Sunday - Thursday, $125 per night Friday, Saturday and Holiday weeks (Independence Day, Thanksgiving, Christmas, New Years) for up to 4 guests. Deposit, Cleaning Fee and Tax is additional. We have a 2 night minimum year round except October 1 through November 15 when we have a 3 night minimum. Independence Day, Thanksgiving and Christmas we have a 4-night minimum. Please add $10.00 per night, per Guest for over 4 guests up to the maximum capacity of 6 Guests total. Rates are the same year round. You can book your reservation for Conroy Cottage up to a year in advance. (Check our Availability Calendar and feel free to contact us via email or phone).

Weekly Rental rate is $695 per week for up to 4 guests and $60 per guest for each additional guest up to the maximum capacity of 6 guests.

Please Note: Each child counts as a Guest. 10% Fannin County and Georgia State taxes will be added to the total of Rental.

TERMS & CONDITIONS

The FULL RENTAL AMOUNT must be paid in full a minimum of (30) THIRTY days prior to your arrival date. Any out of country checks must be in US Dollars and must be received at least (60) SIXTY days prior to the arrival date.

There is a Non-Refundable Cleaning Fee that covers the cleaning of the Cottage, laundry,maintenance and cleaning of the Hot Tub.

A refundable $200.00 Security/Damage Deposit is required and must be received within (5) five days to hold your Cottage Reservation. Please note - this is a true Security/Damage Deposit and will not be credited to your stay. It will be refunded in full after your stay provided there are no damages to the property, no theft, no policy violations and the cottage is left in good, reasonably clean condition (extra cleaning beyond the normal will be deducted from the security deposit). Any damages in excess of the security deposit will be billed to the person booking the stay.

Last minute rental of Conroy Cottage will be considered, if available.

We do now accept credit cards (American Express, Visa, MasterCard and Discover) through our affiliation with PayPal. (For more information please call or email us).

General Information:

The Cottage is set up for adults, however, we do allow well mannered, well behaved and well supervised children.

At least one person 25 years of age or older must handle and be responsible for the renting of the Cottage.

At least one person 25 years of age or older must remain in the Cottage overnight each day of the rental period.

Married couples under the age of 25 must request a waiver. (Note: No Parents may rent Conroy Cottage for their children or college students, unless they are over 25 years old.)

Occupancy is limited to Registered Guests only. Absolutely no overnight visitors are allowed.

Occupancy by more than the number of people stated in the Rental Agreement will result in forfeiture of all rental monies, security deposit and eviction from the premises.

"NO SMOKING" Inside of Cottage (Smoking is permitted outside, however, all cigarette butts must be extinguished and placed in outside receptacles provided. No tossing or pitching butts on grounds or in the woods. ALL CIGARETTE BUTTS MUST BE BAGGED AND PLACED IN TRASH CANS BEFORE DEPARTING.

Please do not move furniture or decor inside or outside of Cottage.

Long distance phone calls require a calling card. Some cell phones work (AT&T, Verizon), some don't.

A BBQ Grill is provided for your use, however, you must clean and close cover after use and PLEASE be careful of fire as this is a wood structure!

No Hunting, No Parties, No Firearms, No Firecrackers, No Illegal Drugs,

No Illegal Activities are permitted on our property.

Cancellations:

All cancellations must be provided in writing via E-Mail, Fax or Certified Mail.

(30)or more days cancellation notice in writing prior to arrival date - ALL RENTAL MONEY Refunded, less $50.00 cancellation fee.

Less than (30) days, but at least (14) days cancellation notice in writing prior to arrival date - ALL RENTAL MONEY, less one half of the security deposit ($100.00) will be refunded.

Less that (14) days, but at least (7) days cancellation notice in writing prior to arrival date - ALL RENTAL MONEY, less Security Deposit ($200.00) will be refunded.

Less than (7) days cancellation notice in writing prior to arrival date - ALL RENTAL MONEY (including Security Deposit) will be forfeited.

NO SHOW POLICY - The total amount of the reservation will be charged.

RETURNED CHECKS - A $50.00 service charge will be incurred for any returned checks.
